The breakdown below will give you an idea of my specific responsibilities by transaction type:

Selling:

• Complete a no-obligation Competitive Marketing Analysis on your home
• Establish market value of your home and time frames for sale.
• As an Accredited Staging Professional, I will work with you to Stage your home for sale.  (This is handled on a home-by-home basis, which we would mutually agree upon.)
• Recommend any pre-sale repairs or modifications to obtain the best possible price.
• Develop and implement marketing plan.
• Review offers and work with you to select the strongest offer and negotiate best price and terms.
• Maintain flow of information and communication throughout the transaction.
• Oversee escrow period and all deadlines to successful close of escrow.

Purchase:

• Work with you to determine criteria for new home, desired neighborhoods, etc.
• Work with Lender to establish purchase power and obtain Pre-Approval.
• Develop Action Plan and start reviewing properties.
• Show all available properties within criteria and inform you the moment they hit the market or are announced in Realtor meetings.
• Prepare Offer Package and present offer on property.
• Negotiate best possible price and terms.
• Schedule all inspections and build escrow timeline.
• Keep information and communication flowing throughout escrow for peace of mind and success.
• Oversee escrow period and all deadlines to successful close of escrow.
